Whether you are already enjoying the Gold Country life or are considering a move here, I’m here to help with your transition to a new home. If you live here already, kudos to you for making such a wonderful life choice already. If you are moving here from elsewhere, just know I am a transplant myself and know the uncertainty and rigors of relocation and am uniquely qualified to discuss what our area has to offer and what you can expect here (and what you may be leaving behind). Honesty and transparency is the bedrock of my business.
Wouldn’t it be great if you could take your list of 15 possible properties and narrow it down to 5? You can do that with a tool I have in the toolbox that will really make your home shopping experience so much better, faster and with less time investment. Online digital mapping of any property you may be interested in is a service I provide. Wouldn’t it be easier if you could preview locations for where the house is located on the land, flat ground, steep terrain, zoning, surface and underground water and surrounding parcel sizes? I can tell you about conservation easements and any upcoming permitted infill or tract home construction projects. If you wonder how close to town, or far out a property is, I can tell you that too. Live 3D imagery is available to you in the comfort of your own home via email or in flat maps. Save time with digital imagery.
Sellers interview multiple agents all the time. Buyers should too! I’m available by phone, text, email, Zoom, Facetime or however you would like to chat. As you may already know, in the US all buyers are now required to sign a disclosure and representation form before viewing homes. In California, its the BRBC form. This form will establish my commission and how long we are committed to working together. While cancellable, this is why choosing your agent carefully is important. I suggest making the duration on this form to be for a specific day or days, or specific properties. At the beginning, I don’t advise signing this form for a long term as it is a contractual commitment to pay. Treat it like a first date. Make sure you get along with your agent before entering into a long term commitment. Buyer agent commissions are negotiable now but they are technically your responsibility. Customarily we ask the seller to pay this on your behalf and in my experience, that is typically agreed to in some way but not always. That seems a bit scary so let’s talk it through. I do and always have given discounts to all first responders and military personnel and am now adding Veterans to the list.
